Deep cleaning is the one-off, labour-heavy job that reaches the oven, the grout, the cupboards and the dust behind the furniture. This guide to deep cleaning Dubai residents book covers what is included, apartment versus villa, kitchens, bathrooms and move-in use, checked on 29 October 2026.
You have two quotes for the same flat, and the cheaper one says “deep clean” in big letters. The other one says exactly the same thing. Are they really offering the same job? Often they are not, and that gap is where the arguments, the surprise extras and the disappointed landlords come from.
Deep cleaning Dubai homes can mean anything from a wipe-down with more hours to a crew inside the oven, the cupboards and the grout. The words on the quote decide which one you get. This guide shows you how to read a scope, compare apartments with villas, time a move-in clean and ask the questions that make two quotes comparable.
Deep cleaning Dubai households book is a one-off clean that goes where a routine visit does not: inside the oven and fridge, inside cabinets, behind and under furniture, along window frames, on fan blades and vents, and into bathroom grout and limescale. It is sold by crew-hours or by the visit, and the written scope is the whole product. Two providers can quote the same flat and mean two different jobs.
For apartments, think in cleaner-hours: a studio is a day for one person or a morning for three. For villas, the hours multiply and the job grows outwards to terraces, garage floors and sometimes the roof tank. For kitchens and bathrooms, ask for the specific tasks by name. For a move-in or move-out, time the clean around utilities, furniture and the handover inspection, not around the cheapest slot.
On price, be sceptical of any number without hours attached. Of the providers we read, only one published a deep-clean figure (a studio from AED 299), and two published scope but no price. This page gives you the scope lists, the arithmetic and the questions that turn a vague quote into a comparable one.
This is desk research. DubaiEveryday.com has not hired any of these companies, watched a crew work or inspected a finished clean, and nothing below describes a personal job. Inclusion was not paid for, and the page does not rank providers.
On 29 October 2026 we read the deep-clean or home-cleaning pages of four providers (Justlife, ServiceMarket, Dubai Housekeeping and Urban Company) and used them only for what they publish about scope, price and terms. For rules we used the Dubai Land Department FAQ, the UAE government leasing page, the consumer protection page and the working hours page. For mould, scale and chemical safety we used US agencies (EPA, USGS, CDC), because we found no Dubai-specific home guidance to read; their advice is general, not local.
What we did not do: request quotes, check licences, test any product, or measure Dubai water hardness. Every deep cleaning Dubai price quoted here is an advertised price on the date shown, and every “illustrative example” is arithmetic, not a market fact. This is general information, not legal or safety advice.
What deep cleaning Dubai residents actually buy
A routine clean keeps visible surfaces under control: floors, bathroom fixtures, kitchen counters, a dust pass. A deep clean is the job that nobody has time for during the year. It is slower, it needs more people or more hours, and it concentrates on the places where grease, scale, dust and damp build up out of sight. The oven door, the track of a sliding window, the top of the wardrobe, the grout line behind the toilet: those are the usual customers.
The label is loose. People say deep clean, spring clean, intensive clean, move-in clean, move-out clean and handover clean, and in practice the underlying labour is often the same with a different deadline. A move-out version is a deep clean that must finish before an inspection.
A move-in version is a deep clean that must finish before the furniture arrives, and both are the same deep cleaning Dubai job under different deadlines. Post-renovation work is a different animal, because fine plaster and paint dust behave nothing like household dirt, and we treat it as its own rung later.
Why deep cleaning Dubai homes need their own checklist
Three local facts shape the job. First, many homes here are cooled for most of the year, so windows are shut and filters and vents collect whatever the air carries. Second, a lot of residents rent, so the deep cleaning Dubai tenants book is tied to a tenancy event (arrival, departure, a landlord’s visit) more often than to a season.
Third, the building matters: a tower apartment, a townhouse and a villa with a garden are different jobs, and the access rules of your community or building management can decide what a crew may do.
None of those facts is a statistic, and we are not claiming Dubai homes are dirtier than anywhere else. The point is narrower: a checklist written for another country will skip the balcony track, the AC grille and the handover logic, and will spend time on things that matter less here.
What this deep cleaning Dubai page covers, and what it leaves to others
This guide has one job: help you decide what a deep cleaning Dubai booking should include, what it should cost in crew-hours, and how to time it. Hiring in general belongs elsewhere. Licensing routes, hourly rates for routine visits, supplies, insurance and review reading are in our cleaning services in Dubai guide, and we point you to it rather than repeat it. Fabric methods, drying times and stain limits for upholstery live in the sofa cleaning in Dubai guide.
If you are still choosing between an hourly cleaner and a one-off crew, read the hiring guide first and come back here for the scope. If you already know you want a deep clean, keep going.
The price secret: most deep cleaning Dubai providers publish no total
We should say this plainly before the detail. Across the four provider pages we read, one (ServiceMarket) gave a single deep cleaning Dubai price, “starting at AED 299 for a studio apartment”, and no figure for larger homes. Justlife’s deep cleaning Dubai page described the work by room and gave no price, hours, team size or terms.
Dubai Housekeeping’s page described the scope, called the job “open hours work”, and recommended a visit at least once every six months to a year. Urban Company’s Dubai page listed a “Deep Cleaning & Pest Control” category but no packages in the part we could read.
That is not a criticism. Deep cleaning Dubai jobs are hard to price without seeing the home, because the work depends on build-up. But it means you will usually be comparing quotes that you have to request, and it is why the later sections spend so long on how to read them.
What is included in a deep cleaning Dubai quote
Because the label is loose, the only reliable definition is the scope list in your booking. Providers do publish some of theirs, and the overlap is informative. Here is what each of the three scope pages we could read says, paraphrased and grouped. The point is not to rank them but to show how much the lists differ, which is exactly the gap a customer needs to close in writing.
| Area | Justlife (published scope) | ServiceMarket (published scope) | Dubai Housekeeping (published scope) |
|---|---|---|---|
| Kitchen | Hard-to-reach spots, cooker sides, space above cabinets, under sink and appliances; counters scrubbed and sanitised; dishwasher, fridge and oven cleaned | Cabinet and cupboard interiors, ovens, steaming of the kitchen | Walls and floors, grease around the hob and extractor fan, inside fridge, oven and microwave, cabinets |
| Bathrooms | Vacuumed and sanitised; toilets, tubs and showers scrubbed and disinfected; mirrors and floors | Steaming of bathrooms; grout cleaning on request | Walls and floors; grout and mould treatment listed as add-ons |
| Living areas and bedrooms | Floors, lampshades, fans, windows; bedroom lights and fans, switchboards wiped, wall stains removed, mirrors | Behind large furniture, interior windows including frames, AC vents, ceiling fans | Behind and under furniture and appliances, switches and door handles, mirrors, reachable glass and AC grilles |
| Balcony | Not stated on the page | Balcony and lawn furniture dusted and wiped | Not stated on the page |
| Extras and add-ons | Steaming for sanitisation | Extra charges for moving furnished items and for steam or grout machines | Grout, mould, floor buffing, chandeliers, fumigation, soft upholstery, carpets and curtains |
Read across the columns and three things stand out. Nobody mentions the same list twice. Interior cupboards appear in two of the three. And the things that cost real time (grout, mould, polishing, upholstery) are either optional extras or silent. A quote that says “deep clean, 2-bedroom” without naming them is a quote for the unglamorous middle of the job.
The grey zone: deep cleaning Dubai tasks that may or may not be in your price
Our reading of the published lists is that six tasks decide most arguments, because each can be in or out depending on the provider. Interior cabinets and drawers. Inside the oven and fridge. Grout and limescale beyond a quick scrub. Mould. Interior window tracks and frames. Balcony floors and glass. If any of these matters to you, name it. Do not assume that “deep” covers it.
For any deep cleaning Dubai quote, a fair rule is to treat anything labelled an extra, an add-on or “on request” as excluded until the quote lists it with a line price. ServiceMarket’s page, for instance, flags extra charges for moving furnished items and for steam or grout machines. Dubai Housekeeping’s page lists grout, mould, buffing, chandeliers, fumigation and soft cleaning as add-ons to the base service. Those are fair commercial choices, but they change the total.
What deep cleaning Dubai providers do not cover
It is not repair, painting or pest treatment, although some companies sell those alongside. Dubai Housekeeping lists fumigation as an add-on and Urban Company’s category is “Deep Cleaning and Pest Control”, which is two trades under one heading.
It is not AC servicing either: wiping a grille is cleaning, but cleaning coils or ducts is a technical job, and the cleaning services guide treats it as a separate booking. And it is not a miracle for damaged surfaces. Etched glass, burnt-in enamel and discoloured grout can be improved but not always restored, so a good provider will say so before starting.
Scope sentence to copy. Ask the provider to write one line like this into the quote: “Deep clean of [home type], including inside oven, fridge and kitchen cabinets, bathroom grout and limescale, interior window frames and tracks, AC grilles, ceiling fans, behind movable furniture, balcony floor; excluding [x]; [n] cleaners for [h] hours; materials [included/not included]; VAT [included/extra].” If they cannot fill the blanks, they cannot price the job.
The deep-clean ladder: five levels of job
One reason deep cleaning Dubai quotes are hard to compare is that the word covers a range of jobs. Our editorial reading, built from the provider scope lists and from how the tasks stack, is that there are five rungs. Each adds labour on top of the one below. Knowing which rung you need stops you paying for rung four when your home needs rung two, and stops you accepting rung two when the landlord expects rung four.
Rung one: the routine clean
Floors, surfaces, bathrooms and kitchen exteriors. If this is all you need, you want the hourly cleaning options covered in our hiring guide, not a deep clean. Many households alternate: a routine clean every week or fortnight and a deep cleaning Dubai booking once or twice a year.
Rung two: the kitchen and bathroom refresh
This is a half-deep clean, aimed at the two rooms that collect the most grease, scale and damp. Oven, fridge, extractor, tiles, grout, shower screens, taps. It suits a home that is basically in good shape but where those rooms have been neglected, or a rental that was cleaned recently but not carefully. Some providers sell it as a named package; others expect you to compose it from the add-on list.
Rung three: the full deep clean
Everything in rung two, plus the rest of the home: cupboard interiors, behind and under furniture, window frames and tracks, vents, fans, switches, door frames, balcony. This is the job in the scope table above and the one most people mean by “deep cleaning Dubai” when they search.
Rung four: the move-in or move-out clean
A full deep cleaning Dubai job with a hard deadline and an empty home. Empty is an advantage: crews can reach every cupboard, the floor under where the sofa stood and the inside of built-in wardrobes. The deadline is the catch. A move-out clean has to be finished before the inspection, and a move-in clean before the removals team arrives. Section eight covers the sequencing.
Rung five: post-renovation and post-construction
Fine dust from sanding, plaster and tiling is a separate problem, and many routine teams cannot finish it. If your home has just had building work, ask directly whether the provider does it, how many people they send and what equipment handles fine dust. If they hesitate, you have found the wrong provider for this rung. Our cleaning services guide makes the same point under its post-renovation heading.
How to use the ladder when you get a deep cleaning Dubai quote
State the rung in your first message: “full deep clean, empty 2-bedroom, apartment, move-out” is a better opening than “deep cleaning please”. Then compare quotes for the same rung only. If one provider quotes rung two and another rung three, the price difference is the scope difference, and you have learned nothing about value.
Also decide the rung by the evidence in your own home. Greasy oven door and cloudy shower glass but otherwise tidy? Rung two. Dust on ceiling fans, black lines in the window tracks and a kitchen nobody has deep cleaned in years? Rung three. A handover inspection in four days? Rung four, with the time buffer built in.
Kitchen deep cleaning in Dubai: grease, oven, fridge and cabinets
The kitchen is the room where deep cleaning Dubai quotes are most likely to disagree, because it is the room with the most hidden surface. A cooker hood and its filter, an oven, a fridge, a dishwasher, a sink with a drain, a dozen cupboards and a floor that gets splashed daily: that is a lot of work behind closed doors.
The published scope pages agree on the broad shape. Dubai Housekeeping lists grease around the hob and extractor fan, the inside of the fridge, oven and microwave, and cabinets. Justlife lists the sides of the cooker, the space above the cabinets, under the sink and appliances, and the appliances themselves.
Our reading is that a kitchen is commonly the largest single block in a full deep cleaning Dubai job on a small flat, and the block that varies most between households. A kitchen used for light cooking is a different job from one that has been frying for two years without a filter change. This is why a provider that quotes without asking about the kitchen is guessing.
Why the order matters: work from the top down
Cleaning is a gravity problem. If a crew mops the floor first and then scrubs the cupboard fronts, they re-soil the floor. The efficient order starts high and ends low, and it is worth asking your provider which order they use. A good answer sounds like the list below. A poor answer is “we do everything”.
- Extractor and filters. The filter is the part that holds grease. Metal mesh filters are usually soaked and degreased; paper or carbon filters are replaced, not cleaned. Ask which type you have before the day.
- Top of cabinets and upper shelves. Justlife’s page names the space above the cabinets for a reason: it is where dust and greasy film settle.
- Hob, splashback and walls. Burnt-on residue first softened, then lifted. Burners and pan supports come apart and are cleaned separately.
- Oven. Racks out, door glass, seals, the cavity and the fan cover where one exists. This is slow, which is why it is often priced as an add-on.
- Fridge and freezer. Emptied, defrosted if needed, shelves washed, door seals wiped. Perishables need somewhere cool to wait.
- Dishwasher and microwave. Filters, door gaskets and spray arms for the dishwasher; the cavity for the microwave.
- Cabinet interiors, drawers and bins. Only if this is in the quote. ServiceMarket and Dubai Housekeeping list cabinets; others may not.
- Sink, taps and drain. Limescale around the taps, a clear drain, a wiped trap cover.
- Floor and skirting. Last, with the grease already gone, including the edge under the units where crumbs gather.
The oven question in deep cleaning Dubai kitchens, and why it costs extra
Oven interiors are the clearest example of scope creep. An oven coated in baked-on carbon can take a single cleaner a long time, and some providers treat it as a line item. If your oven has not been properly cleaned in years, say so in the first message and send a photo of the inside of the door. A quote that was priced for a lightly used oven can turn into an argument on the day.
Two cautions. Do not let anyone use strong oven cleaners in a closed kitchen without ventilation, and never let one product be mixed with another. The CDC’s chlorine page warns that household chlorine bleach can release chlorine gas when it is mixed with certain other cleaning products, and lists burning eyes, nose and throat, coughing and chest tightness among the symptoms. The simple rule is one product at a time, windows open, extractor on. If a crew arrives with a bucket of mixed sprays, ask them to stop.
Fridge, freezer and food
A fridge in a deep cleaning Dubai booking is easy to schedule badly. Emptying a fridge in a Dubai summer means perishables warm quickly, so plan the sequence: cool bags and ice packs ready, the fridge emptied last before the crew reaches it, the shelves cleaned and dried, then restocked straight after.
For a move-out, the better plan is to eat down the fridge in the weeks before and leave nothing to move. Our guide to Dubai supermarkets and delivery is useful if you are restocking afterwards, and Carrefour’s delivery options cover the first shop in a newly cleaned flat.
Kitchen photos that make a quote honest
Four photos give a remote quote its best chance of being accurate: the inside of the oven door, the hob with the pan supports removed, the extractor filter and the fridge door seal. Add one of the sink area. Providers use these to judge build-up, which is exactly the variable Dubai Housekeeping’s page names when it says the price depends on how much dirt there is and the scope of the work.
Natural stone worktops, brushed metals, lacquered cabinet fronts and induction glass all react to the wrong product. Tell the provider what your surfaces are made of, and ask them to confirm the product in writing for anything delicate. If the landlord owns the fittings, damage is your problem at handover, so this is worth ten minutes.
Bathroom deep cleaning in Dubai: limescale, grout and mould
Bathrooms are where a routine clean most obviously stops short. Taps get wiped and floors get mopped, but the grout, the silicone seal, the shower-screen runners and the fan cover keep their history. Three problems dominate a bathroom in any deep cleaning Dubai job: scale, grout and mould. They are related by water, and understanding that makes the job easier to scope.
Limescale: what it is and what to ask for
The USGS describes hardness as dissolved calcium and magnesium in water. When hard water is heated or left to dry, it deposits solid calcium carbonate, which is the white crust on taps and shower heads. The agency also explains soap scum: calcium reacts with soap and leaves a film. The practical meaning for your bathroom is that a crusty shower screen is usually a mineral problem, and a cloudy film on tiles is often soap scum, and they are treated differently.
We could not find a DEWA page that gave hardness figures for the tap water in your building, so we are not going to tell you how hard it is. The honest version is that limescale depends on your supply and on any tank between the network and your tap. What you can see is the evidence on your own fittings, and a provider can see it too if you send photos.
Descaling products are usually acidic. That has two consequences. They can etch marble, limestone and some coloured grout, so surface type matters. And they must never meet bleach. Ask for the product names, not just “descaler”.
Grout and silicone
Grout is porous. Over time it absorbs water, soap and dirt, and the dark lines you see are often residue rather than a stain that cannot move. Scrubbing and steam can restore a lot of it; some providers charge for grout as an add-on, as ServiceMarket (on request) and Dubai Housekeeping both indicate. Where grout has crumbled or silicone has peeled, cleaning does not repair it. Water behind a failed seal feeds mould, and that is a maintenance question for the landlord, not a cleaning job.
The EPA is blunt on one point: do not paint or caulk over mouldy surfaces; clean and dry them first. In a rental, that means a re-sealed shower is a repair to request, with the landlord’s agreement, not a favour from the cleaner.
Mould: what is a cleaning job and what is not
The EPA’s rule of thumb is that mould on hard surfaces can be scrubbed with detergent and water and then dried completely, and that a patch smaller than about 10 square feet (roughly 3 feet by 3 feet) is usually something a household can handle. Larger areas, or mould that follows significant water damage, call for a professional. Its guide adds that porous materials such as ceiling tiles and carpet may have to be thrown away if they become mouldy.
Here is the part that matters for Dubai tenants. The EPA says recurring mould usually means the moisture problem has not been fixed, and that renters should report leaks and moisture problems to the building owner or manager straight away.
The Dubai Land Department’s FAQ says that, unless the parties agreed otherwise, the landlord is responsible for maintenance and repairs of defects that affect the intended use of the property during the tenancy. Put the two together: deep cleaning Dubai crews clean the mould, the landlord or building fixes the leak, and you keep the dated photos of both.
Humidity, fans and the habits that stop it coming back
The EPA suggests keeping indoor humidity below 60%, ideally between 30% and 50%, and drying wet or damp areas within 24 to 48 hours, because mould usually does not grow if you do. Use the bathroom fan or open a window when showering. A basic hygrometer is cheap, and the EPA puts its price in the region of $10 to $50. We cannot say what indoor humidity your flat has; the number is the US agency’s target, and your own reading will tell you whether you are near it.
Chemical safety in a small, closed room
Bathrooms are small and often have a weak fan, which is exactly where mixed products cause trouble. The EPA’s guide says never to mix chlorine bleach with other cleaners or with ammonia-containing detergents, because toxic fumes can result. It also says bleach is not recommended as a routine mould method, to ventilate when using any disinfectant, and to wear gloves; for bleach or disinfectants it names natural rubber, neoprene, nitrile, polyurethane or PVC gloves.
If someone does mix products and the room fills with a sharp smell, leave, get fresh air, open windows and doors, and stay away until it clears. For burning eyes or breathing difficulty, call the emergency services. In the UAE the numbers are generally given as 999 for police and 998 for ambulance, but we did not re-verify them on an official page today, so confirm them yourself and keep them in your phone.
Bathroom brief for the provider. Send photos of the shower screen, the grout along the floor, the silicone line and the fan cover. Say whether there is visible mould and where. Ask which products they use on the grout, whether anything acidic will touch natural stone, and whether the fan cover is removed and washed. That is a five-line message that replaces a lot of guessing on the day.
Shower screens, mirrors and the finishing details
Glass is the last thing to go wrong and the first thing you see. Scale left on a shower screen will etch the surface over time, and etched glass stays cloudy even when it is clean. Mirrors near showers can show black edges where moisture gets behind the backing, which no cleaner can remove. Taps and shower heads can be descaled by soaking, and a good crew will do that rather than just wipe. Check these three after the clean and you will know whether the bathroom was treated or only tidied.
Room-by-room checklist for the rest of the home
The kitchen and bathrooms get the headlines in deep cleaning Dubai quotes, but they are perhaps a third of the job by area. The rest is a long list of small surfaces that, taken together, decide whether the home feels cleaned or merely tidied. Use this section as the checklist you attach to your booking. Strike out anything you do not need, add anything you do, and send it back to the provider for confirmation.
Living areas and bedrooms
Providers describe this part of the job in broadly similar terms. Justlife lists lampshades, fans, windows and floors, and in bedrooms switchboards wiped and wall stains removed. ServiceMarket lists the area behind large furniture and interior windows including frames. Dubai Housekeeping lists behind and under furniture and appliances, switches and door handles, and mirrors. Put together, a sensible checklist for these rooms looks like this.
- Ceiling fans and light fittings dusted, lampshades cleaned
- Skirting boards, door frames and door faces wiped, not just the handles
- Light switches, sockets and thermostat faces wiped with a barely damp cloth, never sprayed
- Behind and under movable furniture; ask whether the crew moves it or you do
- Wardrobes and built-in storage, inside and on top, if empty or emptied
- Mirrors and glass-fronted units, streak-free
- Floors by type: vacuum, then wash, with a note if marble, wood or vinyl needs a specific product
- AC grilles and return vents wiped or vacuumed (not the coils or ducts)
Windows, tracks and balconies
Interior glass and frames are routine for deep cleaning Dubai crews. The tracks that sliding doors run in are where fine grit settles, and a crew with a small brush and a vacuum will do far better than one with a cloth. If your balcony faces the street or the sea, expect salt and dust on the glass and railings.
ServiceMarket lists dusting and wiping balcony and lawn furniture in its scope. It does not list exterior glass. For windows above ground level, the rule that applies in many buildings is that building management decides who may do them and with what equipment; our cleaning services guide covers the access issue. Do not let a cleaner lean out of a high-rise window, and do not offer. A refusal on safety grounds is the correct answer.
Laundry, utility rooms and maid’s rooms
These small rooms are often forgotten by both parties. Washing machine drawers and door seals, the area behind the machine, the floor drain and the shelves above are typical spots. If your flat or villa has a maid’s room, a store or an outdoor utility space, say so; they add floor area without appearing in the bedroom count most quotes are built on.
Walls, ceilings and curtains
Spot cleaning of marks on painted walls is within normal scope (Justlife mentions wall stains in bedrooms). Washing whole walls or repainting is not. Curtains and blinds are a separate service for most providers: Dubai Housekeeping lists soft cleaning of curtains, carpets and upholstery as an add-on. Sofas and mattresses need fabric-specific methods, which we leave to the sofa cleaning guide.
Floors: tile, marble, wood and the buffing question
Floors are where finish matters more than cleanliness. Ordinary ceramic tile forgives almost any method. Polished marble can be etched by acid. Engineered wood and laminate swell if soaked. Dubai Housekeeping lists floor buffing and polishing as an add-on, which signals that a standard wash will not restore a worn finish. Ask for the floor type to be written down against the product and method to be used; it is a thirty-second question that can save a surface.
What to remove before the crew arrives. Valuables, documents, medicines, small electronics and anything fragile. Empty the fridge or arrange somewhere for the food. Take down what you do not want touched: shelf ornaments, plants, a collection. A crew that is told “clean everything” will move things you would not have chosen, and a crew that finds a cluttered surface has to decide whether to clean under it.
Apartment vs villa: how deep cleaning Dubai jobs change
A villa is not simply a larger flat. The extra floors, the exterior and the community rules change how the job is staffed, scheduled and priced. A flat in a tower raises a different set of issues: access, lifts, neighbours and the building’s own rules. The cleaning is similar. The logistics are not.
The crew-hours logic
Most of the price of a deep cleaning Dubai quote is people multiplied by hours. A job that takes one cleaner twelve hours can be done by three cleaners in four, which is why platforms that price per professional-hour show the same total for a single long visit or a short visit by a larger team. In our cleaning services research, one platform let you book up to four professionals at once (see its FAQ), which is a typical way to compress a large job into a single morning.
The maths changes when a villa has stairs, more windows, outdoor floors and a maid’s room. The extra area is easy to see. The extra walking, carrying and setup is not, which is why villa quotes tend to rise faster than floor area alone would suggest. That is our reasoning rather than a measured figure, but it is the reason to give a provider the full inventory: bedrooms, bathrooms, levels, terraces, garage, outdoor spaces.
Apartments: what to check in the building
Apartments are compact, which helps. They also come with building rules. Many buildings ask contractors to register, book a service lift or avoid certain hours. We have not verified any individual building’s policy and they vary, so ask building management before the day, not on the morning. Two further practical points. Parking for the crew’s vehicle may need arranging. And some towers restrict water use or noise at certain times, so a steam machine or a polisher may need a heads-up.
If you are weighing a tower flat in a particular district, our Downtown Dubai guide and Dubai Marina guide describe daily life in two of the densest residential areas, and the apartment renting guide covers the viewing checklist, including what condition the unit should be handed over in.
Villas: levels, exteriors and the roof
Villas add several things a flat does not. Stairs and landings. Larger numbers of windows and doors with tracks. Terraces, outdoor kitchens and garage floors. Sometimes a roof or a water tank. Whether the tank, the roof and the exterior glass are your responsibility or the landlord’s depends on the tenancy and the community; our villa renting guide covers the tenancy side.
We did not find an official Dubai source on how often a household water tank should be cleaned or who does it, so treat that as a maintenance question for your landlord or community manager, not an item to add to a cleaning crew’s list.
Villa owners and tenants on the Palm and elsewhere will find the lifestyle context in the Palm Jumeirah guide; for cleaning purposes the point is that sea air and sand reach the outside surfaces faster than the inside ones.
The midday break and exterior work
The UAE government’s working-hours page says that, under Ministerial Resolution No. 44 of 2022, work directly under the sun and in open places is not allowed from 12:30 to 15:00 every year from 15 June to 15 September. For you, the consequence is practical. Exterior work in those months, such as terraces, garage floors or garden furniture, has to happen early or late in the day, and a provider who offers a 1 pm exterior job in July is either unaware or taking a risk with its staff.
The rule applies to outdoor sun work. Indoor cleaning is not what it covers. But heat still matters indoors if the AC is off in an empty home, so for a move-out clean in summer keep cooling on until the crew leaves; our DEWA move-out guide covers when to schedule the disconnection.
What grows in a villa
Floor area, number of levels, windows and tracks, outdoor floors, store rooms, maid’s room, garage. Hours rise faster than area.
What changes in an apartment
Access rules, lift booking, parking, noise hours, neighbours. The job itself is smaller; the logistics can be fussier.
What stays the same
The kitchen and bathrooms are still the heaviest rooms, and the written scope is still the product. Photos beat adjectives in both.
Quoting a villa for deep cleaning Dubai crews: the inventory to send
Give the provider a short inventory: number of levels, bedrooms, bathrooms, kitchens (some villas have a second, outdoor or service kitchen), terraces and balconies, garage, maid’s room, store, any indoor garden or atrium glass. Say which spaces are included and which are not. A flat description lets the provider estimate crew-hours rather than guess, and it creates a record: if the crew leaves the garage floor undone, the inventory shows that you never asked for it.
For households with a garden, the practical split is to clean the inside first and the terraces last, so that tracked-in dust does not undo the interior. Pool decks, wall cleaning and garden care are different trades, and treating them as one booking is how a villa deep cleaning Dubai job becomes a three-day project with no clear end.
Move-in and move-out deep cleaning: timing beats price
Moving is the most common reason to book a deep cleaning Dubai crew, and the most common reason a deep clean goes wrong. The cleaning is rarely the issue. The sequence is: utilities, furniture, inspection, keys. Get those in the wrong order and a perfectly good crew arrives to a home with no power, a sofa in the middle of the floor or a landlord who already inspected. This section gives you the order of operations for both directions.
Move-in deep cleaning Dubai tenants can book once the power is on
An empty home is the cheapest and most effective time for deep cleaning Dubai flats and villas, because every cupboard, floor and wall is reachable. The catch is that a crew needs water and power, and in Dubai those depend on a registered tenancy. The UAE government’s leasing page says lease agreements must be registered with the Dubai Land Department and that registration is required before utilities such as water, electricity, gas and telecom can be connected. In practice that means Ejari first, then DEWA, then the clean.
Our DEWA move-in guide shows the order and timing, and the home setup guide places the clean in the larger first-week checklist. If you are still planning the move itself, the relocation checklist and the moving to Dubai guide set the wider timeline.
- Collect the keys and inspect first. Walk through before any cleaning. Photograph defects, marks and stains with the date visible. A deep clean will remove some marks and make others harder to prove.
- Get utilities on. Water, power and cooling should work before the crew arrives. A crew cannot run a steam machine or a vacuum in the dark.
- Book the deep cleaning Dubai crew for the empty home. Ideally after any building work or repair, and before the removals team.
- Install internet last. Installers walk through every room and drill holes; our home internet guide covers installation timing. Cleaning after the installer saves a second clean.
- Deliver furniture. Only once the floors are done and dry.
If the home is new from a developer
A newly built unit often carries fine construction dust that a routine clean will not remove. That puts you on rung five of the ladder, not rung three, and it is worth saying so when you request a quote. If the unit also has defects to report, do that before the cleaning, so that the crew does not scrub over the evidence. Move-out: what the Dubai Land Department says about condition
The Dubai Land Department’s FAQ explains the logic of the security deposit. The landlord can require a deposit to cover the condition of the unit. Repairs are paid from it, and if they cost more, the tenant pays the difference whether the damage was accidental or intentional, for example a broken door or glass. Normal wear is not the tenant’s responsibility; the FAQ’s examples include scratches on ceramic tiles and marks from moving furniture, and in that case the tenant can recover the deposit.
The FAQ also gives practical advice worth repeating: care should be taken when handing over a rented place to prove its condition in the presence of both the tenant and the landlord. For cleaning, that suggests three habits. Photograph the clean home with dates. Keep the invoice. And do the inspection together, not by message.
The Land Department FAQ talks about repair costs, damage and wear. It does not say whether a landlord can deduct a cleaning charge, how much, or by when the deposit must be returned. That depends on your contract and on the law as applied to your case. Read the cleaning and handover clauses before you pay anyone, and use our tenant rights guide for deposits, notice and dispute options. This is general information, not legal advice.
The move-out sequence that works
Our suggested sequence, built from the handover advice above and the logic of how crews work, runs like this. About two weeks out, book the clean and the removals. Three days out, confirm scope and access in writing. Move the furniture out first, because a crew cannot clean beneath it. Book the clean for the day after the movers leave and before the inspection. On the inspection day, keep a short window open for a touch-up, because even a good crew can miss a mark, and a landlord will find it.
Keep cooling and power on until the clean and the inspection are done. Summer cleaning in a hot, switched-off flat is miserable and slow, and some surfaces behave differently when hot. Our DEWA move-out guide explains the final bill and disconnection timing, which should come after the inspection, not before.
Why not clean the morning of the handover
Because there is no room for error. If the crew arrives late, a stained oven can eat the whole schedule. If the work reveals a stain that will not lift, you have no time to arrange a second pass or to talk to the landlord. A clean booked the working day before gives you a buffer for exactly these things, and a 24-hour window to raise issues with the provider. Providers we read publish windows like this: Dubai Housekeeping asks for concerns within 24 hours and cancellations at least 24 hours ahead.
Who pays for the move-out clean?
Usually the tenant, but it depends on the contract. Some landlords require a professional clean with a receipt; some are content with a tidy home. Ask the landlord or agent what they expect, and get the answer in writing. If the contract is silent, the safest course is to leave the home clean, document it and keep the receipt. The cost of an hourly deep cleaning Dubai crew is a small fraction of a deposit dispute, and often smaller than the first disagreement over a mark.
A landlord may also hold the Ejari record open. The Land Department FAQ notes that if a previous Ejari is not cancelled after a tenant leaves, the next tenant cannot register. Cancellation is free when the owner or real estate company does it, and the FAQ lists a fee of AED 40 at a trustee office. Ask your landlord to confirm the cancellation when you hand over.
Deep cleaning Dubai landlords need between lets
Landlords use a deep cleaning Dubai booking differently. The goal is a unit that photographs well, passes an inspection and shows no history of the last tenant. A thorough clean between tenants is a cost line that belongs in net yield, which our rental yield guide explains. A cleaner, better-presented unit also tends to simplify disputes, because the starting condition is clear and documented.
Babies, pets, allergies, renovation and how often to book
Some households book deep cleaning Dubai crews for health or comfort reasons rather than a tenancy deadline. The scope is similar, but the choices around products, timing and frequency change. Nothing here is medical advice; if a family member has a respiratory condition or an allergy, ask your doctor what to avoid.
Homes with a newborn or toddler
Floors and kitchens matter most. Ask for the product list in advance, ask for ventilation during and after, and keep children and pets out of the home until floors are dry and the smell has cleared. Do not let a crew mix products, as the earlier safety notes explain. Our Dubai with a baby guide and family logistics guide cover the wider routine for families in the city.
Homes with pets
Pet hair is an equipment question: ask what vacuum the crew brings. Tell the provider about doors, gates and any animal that dislikes strangers, and agree where the pet will be during the visit. For the legal side of keeping animals, the pet ownership guide and pet registration guide are the references. Odour from an accident is a different problem from ordinary dirt, and a provider should say whether they can treat it before they promise.
Allergies and dust sensitivity
Dubai Housekeeping’s page lists homes with allergies or pets among those that benefit from deep cleaning. The EPA adds a relevant point about mould: dead mould can still cause allergic reactions, so it needs to be removed, not just killed. If dust or damp is your trigger, tell the provider, ask for dust-capturing methods such as damp wiping and a vacuum with a proper filter, and fix the moisture source, because cleaning alone will not hold the line.
What deep cleaning Dubai crews do after renovation or building work
Do the renovation clean last, after painting, tiling and joinery, and before the furniture comes back. Ask the provider about fine dust, how many people they send and how long they think it will take. Expect multiple passes: a rough clean to remove debris, then a fine clean. Do not confuse it with the routine deep cleaning Dubai crews do on a lightly lived-in home; they are different services even if the same company sells both.
Holiday lets and short-stay units
A turnover clean is a short, repeated job; the deep cleaning Dubai hosts book is a periodic reset. Hosts usually need both: a quick turnover between guests and a full deep clean every few months. Check separately that your holiday-home permissions are in order; this guide does not cover them. Budget the deep clean as a recurring cost, not an emergency.
How often to book deep cleaning in Dubai
One deep cleaning Dubai provider, Dubai Housekeeping, suggests a deep clean at least once every six months to a year, and more often for high-traffic spaces. That is a provider’s recommendation, not a regulation, but it is a reasonable anchor. Our reading: once a year is a sensible minimum for a lightly used home; twice a year suits households with children, pets, heavy cooking or allergies; and a kitchen and bathroom refresh between full cleans keeps the worst rooms in hand.
A tenant can also tie the clean to the contract cycle. A deep cleaning Dubai booking at move-in sets the baseline, a refresh before the renewal conversation keeps the home presentable, and a full clean at move-out closes the loop.
Which time of year
Indoors, any month works. Outdoors, plan around the midday break from 15 June to 15 September and the heat that goes with it. Our best time to visit Dubai guide describes the seasonal climate pattern, and the same logic applies to terraces and balconies: cooler months are easier for exterior work. We have no verified data on provider booking pressure around Ramadan, Eid or school holidays, so ask for lead times when you enquire, and book earlier than you think you need to if your date is fixed.
What deep cleaning Dubai quotes cost and how they are built
We cannot give you a market price list for deep cleaning Dubai homes, because the providers we read do not publish one. What we can do is show the price signals that exist, explain the arithmetic behind a quote, and give you a worksheet so that a number from a provider can be tested. All prices below are advertised prices read on 29 October 2026, they change, and none is a quote for your home.
The deep cleaning Dubai price signals that exist
ServiceMarket
Its deep cleaning Dubai page says “starting at AED 299 for a studio apartment”, with no figure for larger homes. Extra charges for moving furnished items and for steam or grout machines. Cards are charged after the service, or you can pay the professional in cash. VAT and materials are not stated on that page.
Justlife
Its deep cleaning Dubai page lists the scope by room and gives no price, hours or team size. For routine visits, our cleaning services research recorded hourly prices by location and a separate materials charge; those are in the hiring guide, not repeated here.
Dubai Housekeeping
Its deep cleaning Dubai page calls the job “open hours work” and gives no rate. Its home page advertises cleaning from AED 115 with a two-hour minimum and a four-hour housekeeping visit at AED 170, with “+ VAT” on the latter. Deep-clean prices are not stated.
Urban Company
The Dubai page shows part-time cleaning at AED 54 for one hour, AED 78 for two and AED 105 for three, and lists a “Deep Cleaning and Pest Control” category without package prices in the part we could read.
The pattern is clear. Routine hours are advertised and deep cleaning Dubai totals are not. That is consistent with providers wanting to see the home first, but it also means the number you are given is a negotiation between your photos and their assumptions.
Our calculation: what AED 299 implies
One published figure lets us do something useful. ServiceMarket’s recorded routine rates for our cleaning services research were between AED 34 and AED 40 per hour before VAT, depending on the booking size. If we use that range as a crude yardstick, AED 299 equals about 7.5 to 8.8 cleaner-hours (299 divided by 40 and by 34).
It is a rough signal only: we do not know whether 299 includes VAT or materials, whether a studio deep clean uses the same rate as a routine visit, or how many cleaners attend. But it tells you that an entry-level studio deep cleaning Dubai job is on the order of a working day for one person, or a morning for three.
That framing matters because it turns a flat price into hours. If a 2-bedroom quote comes in at a price that would buy only four or five cleaner-hours, either the quote is for a lighter scope or the provider expects to work quickly. Both are things to ask about.
Three ways quotes are built
Most deep cleaning Dubai quotes fall into one of three shapes. A flat price per home size, with add-ons listed separately. A per-hour price for a number of cleaners, with the hours estimated or open-ended. Or a per-visit price after a site inspection or photo review. Each has a trade-off.
- Flat price: easy to compare, but only if the scope is written down. The risk is that the base covers less than you assumed.
- Hourly crew: transparent on the rate, uncertain on the total. Ask for an estimate and a cap, and what happens if the job runs over.
- Site-visit quote: the most accurate for heavy or unusual homes, and the one providers use for large villas and post-renovation work. It may carry a visit fee or a minimum.
Illustrative worksheet: from cleaner-hours to a total
The table below is an illustrative example (not a quote or market fact). Its purpose is to show the arithmetic that sits behind deep cleaning Dubai quotes. The cleaner-hours are planning assumptions we chose for the exercise, informed only by the rough yardstick above; the rate of AED 40 per cleaner-hour, the AED 10 per hour materials charge and the 5% VAT are example inputs. Replace the hours with the provider’s estimate and the rates with theirs.
| Home (illustrative) | Cleaner-hours (assumed) | Labour at AED 40/h | Plus materials at AED 10/h | Plus 5% VAT |
|---|---|---|---|---|
| Studio | 8 | AED 320 | AED 400 | AED 420 |
| 1-bedroom | 12 | AED 480 | AED 600 | AED 630 |
| 2-bedroom | 16 | AED 640 | AED 800 | AED 840 |
| 3-bedroom apartment | 22 | AED 880 | AED 1,100 | AED 1,155 |
| 4-bedroom villa | 36 | AED 1,440 | AED 1,800 | AED 1,890 |
Three lessons from the exercise. First, the hours do the work: doubling hours doubles the bill, and the rate matters less than the hours estimate. Second, materials and VAT add about a third on top of labour in this example (from 320 to 420 for the studio), which is why “from AED X” prices mislead if they leave either out.
Third, a villa of 36 cleaner-hours is four cleaners for nine hours or six for six, which is a long day and a reason to ask who is actually coming. At the fixed peg of 3.6725 dirhams to the US dollar, the studio figure is roughly USD 114 and the villa figure roughly USD 515.
Comparing two quotes honestly
Suppose a 2-bedroom flat gets two quotes. Quote A: AED 700 flat, scope “deep clean”. Quote B: three cleaners for four hours at AED 40 an hour plus materials and VAT. Quote B works out as 12 cleaner-hours: labour 480, materials 120, subtotal 600, VAT 30, total 630.
Quote A is higher and says less. That does not make A wrong: it may include the oven, the grout and the balcony. But until A states hours, team and inclusions, you cannot call it better value or worse. This is an illustrative example, not a market observation.
Deep cleaning Dubai add-ons and extras to price separately
From the provider pages we read, add-ons include grout and mould treatment, floor buffing and polishing, chandelier cleaning, fumigation, upholstery, carpet and curtain cleaning, moving furnished items, and steam or grout machines. If any of these matters, ask for a line price. If it is optional, ask for a total with and without it, so you can see what it costs. A kitchen deep clean with the oven interior may be priced separately; ask.
VAT, payment and the invoice
VAT is charged at a standard 5% rate in the UAE (we did not re-read the Federal Tax Authority page today; confirm the current rate on tax.gov.ae). Dubai Housekeeping’s page marks its four-hour price “+ VAT”, which tells you that advertised prices can be pre-VAT. On payment, ServiceMarket’s page says cards are charged after the service is delivered, or you can pay cash to the professional. Prefer payment after the walkthrough, not before.
On invoices, the UAE government’s consumer protection page says suppliers must give a dated invoice showing the trade name, address, type of service, price and other required details, and that the invoice must be in Arabic, with other languages optional. Ask for it. It is the document that proves what you bought if a dispute follows.
When a cheap quote is a warning
The lowest hourly rates we recorded for routine cleaning sat in the low AED 30s. A deep cleaning Dubai quote that implies a rate far below that, or a total that would buy only a few cleaner-hours for a large home, usually means a lighter scope, no materials, a rushed visit or an unlicensed operator.
Our licensing section explains why the last of those carries legal risk for you, not just for the provider. For a household budget, the bigger picture is in the Dubai cost of living guide and the single-person budget.
How to vet a deep cleaning Dubai provider without a ranking
We do not rank or recommend providers, and a deep cleaning Dubai booking is mostly won or lost on process, not brand. The wider vetting routes (a licensed company, a licensed domestic-worker office, or sponsoring your own worker) are explained in the cleaning services guide, with the licensing and review checks. This section adds what is specific to one-off deep cleaning Dubai jobs.
Eight questions to ask before you confirm
- What is the written scope? A list by room, with exclusions stated. If the answer is a sentence, ask for the list.
- How many cleaners, for how many hours? The product is crew-hours. Anything else is a story about it.
- Are materials and equipment included? Ask for the product names and whether steam or grout machines are extra.
- Is VAT included? Ask for the total, not the rate.
- What is excluded or extra? Oven interior, grout, mould, windows, balcony, curtains, high-level glass.
- What are the problem-reporting and re-clean terms? Dubai Housekeeping’s page asks you to raise concerns within 24 hours. Others may say nothing. Ask for the window and what happens inside it.
- What insurance or damage process exists? One provider page we read lists commercial general liability, employee health, workmen’s compensation and motor cover. Treat a list as a claim, not proof, and ask whether a certificate can be shown. Our cleaning services guide has the longer discussion.
- Who is the trade name on the invoice? The invoice rules above mean it should show a trade name and address. A provider that cannot or will not give one is a risk.
Red flags specific to deep cleaning Dubai bookings
- A fixed low price with no scope, then add-ons demanded on the day.
- No questions about the home: deep cleaning Dubai jobs cannot be priced blind.
- Refusal to commit to hours or team size.
- Pressure to pay in full in advance.
- A “guarantee” with no terms.
- Suggesting that the crew will work alone in an empty home with no handover procedure.
A message that gets comparable deep cleaning Dubai quotes
Send the same message to every provider: type of home and size; rung of the ladder; list of must-do tasks; photos of the oven, bathroom grout and anything unusual; whether the home is empty; your deadline; access and parking; and a request for a written quote with hours, team, materials, VAT, exclusions and re-clean terms. If you want a short version: “Full deep clean of an empty 2-bedroom apartment, move-out, deadline Thursday. Please quote in writing with team size, hours, materials, VAT, exclusions and your re-clean window. Photos attached.”
Providers that reply with questions are usually a better sign than those that reply with a number. The questions mean someone is imagining the work.
Preparing for the day, the walkthrough and sign-off
The day itself is simple if the groundwork is done. The risk is that you are rushing a move, or the provider is rushing the next job. A short routine, done the same way every time, catches most problems before the crew leaves.
The 24 hours before
- Confirm date, arrival window, team size and hours in writing
- Confirm water and power are on, and the AC is running if it is hot
- Arrange building access, lift booking and parking; tell security the crew is expected
- Move valuables, documents and medicines out of reach or out of the home
- Empty the fridge or arrange somewhere for the food
- Clear surfaces and floors you want cleaned; leave a list of what not to touch
- Secure pets and give the crew a safe way to reach the kitchen and bathrooms
- Take dated “before” photos of the kitchen, bathrooms, windows and floors
During the clean
Be present, or have someone who can take decisions. You do not need to supervise; you need to be reachable. Early on, walk the crew leader through the scope sheet so that questions are asked while it still matters. If the crew finds a problem, such as a stain that will not lift or a surface that reacts badly, you want to hear about it at hour two, not at sign-off.
In summer, treat the crew as people working in a hot city: keep cooling on, and a bottle of water is a courtesy. The midday ban we described applies to outdoor work; do not ask anyone to do terrace work in the afternoon sun during the restricted months.
The walkthrough: where to look
Walk the home with the scope sheet in hand. Look in the places that show the difference between deep and routine: the inside of the oven door, the fridge seals, a shelf in a kitchen cabinet, the grout along the shower floor, the tracks of the sliding window, the top of a ceiling fan blade (a damp finger will tell you), the AC grille, behind a door, under a bed.
Turn on a torch for corners. Check the finish: no film, no smell of strong chemicals, no wet patches on wood or stone.
Note anything missing against the written scope, take a photo, and ask the crew to finish it before they leave. Most reputable crews will; the ones that will not are also telling you something.
Sign-off, payment and the 24-hour window
Sign off only after you have walked the scope sheet. Pay after that, using a method that leaves a record. Keep the invoice and the photos. If a problem shows up later, report it quickly and in writing with photos, inside whatever window the provider publishes. Where a provider publishes none, assume 24 hours is the norm and act within it; a report after a week is easy to dispute.
DIY first, or leave it all to a crew?
Some of the work is fine to do yourself, and doing it first can lower the bill. Clearing surfaces, emptying cupboards, taking down curtains, defrosting the freezer and washing removable shelves are all sensible. Heavy chemicals, ladders at height, exterior glass and anything involving power cables are better left to the crew. If you do clean yourself, use one product at a time, ventilate, wear gloves and follow the label, as the EPA and CDC advice in earlier sections stresses.
The honest answer for most households is a mix: tidy and declutter first, let the crew do the heavy surfaces, and keep a routine clean going afterwards so that the next deep cleaning Dubai visit is lighter.
When the clean goes wrong: complaints and deposits
Most disappointing deep cleaning Dubai jobs are scope problems, not fraud: the crew did what they understood, and you expected more. The route to fixing them is the same in every case. Move quickly, keep it in writing, point to the scope and attach photos. Only escalate if the provider will not respond.
Step one: the provider, within the window
Send a written message the same day with dated photos and a list tied to the scope sheet: “The scope included inside the oven; photo 3 shows the oven door glass still coated.” Ask for a specific remedy, such as a return visit within a set time. Providers that publish a 24-hour window for concerns, as Dubai Housekeeping does, expect messages inside it. Where a platform handles bookings, use its own message channel so the record exists in one place.
Step two: the consumer channels
The UAE government’s consumer protection page lists where to complain. The Ministry of Economy takes complaints through its online service at moec.gov.ae or on 800 1222. In Dubai there is the Consumer Complaint service at consumerrights.ae, run by the Department of Economy and Tourism. The page also names ask.u.ae and the Emirates Society for Consumer Protection. It says the law provides for fair compensation for damages when an inadequate or unprofessional service causes losses, citing Federal Decree Law No. 5 of 2023.
We could not load the consumerrights.ae site today, so we cannot describe its steps or timelines. Check the site or call before you rely on it, and bring the invoice, the scope sheet, the photos and your messages. Our legal basics guide explains where to verify consumer and tenancy rules.
Step three: if the issue is damage or a deposit
If a crew breaks something, report it immediately, photograph it and ask for the provider’s damage process in writing. Whether your home contents policy responds is a separate question, and our insurance guide explains how home cover works in general.
If the argument is with your landlord over the deposit, the Land Department’s FAQ says to try to negotiate first and, if that fails, to complain to the Rental Dispute Centre, bringing the tenancy contract or Ejari record, the latest DEWA bill, a copy of the title deed, passport and visa copies and a UAE ID copy. Our tenant rights guide goes further.
Pests found during a deep clean. If a crew finds signs of pests behind appliances or in cupboards, that is a pest-control question, not a cleaning one. Dubai Municipality’s FAQ lists general pest problems among the complaints residents can report, through the 04 platform, its website, its service centres, [email protected] or the toll-free line 800 900, which it says runs 24 hours. In a rental, tell your landlord too. Do not accept an untested spray-and-hope from the cleaning crew.
Mistakes that sink a deep cleaning Dubai booking
These are the errors that show up most often when you read the scope lists, the Land Department advice and the safety guidance together. They are our editorial reading, not a survey, but each has a clear mechanism and a simple fix.
Comparing deep cleaning Dubai quotes without comparing hours
Two prices for different scopes tell you nothing. Ask for team size, hours, materials, VAT and exclusions, then compare the total per cleaner-hour. It takes five minutes and prevents most disappointment.
Booking the clean for the morning of the inspection
No buffer, no remedy. Book the working day before, and keep the provider’s re-clean window in mind.
Cleaning before documenting
A deep clean changes what a camera sees. Photograph first at move-in, then clean; photograph after at move-out, with the landlord present if you can. The Land Department’s advice to prove condition at handover is about evidence, and evidence is easiest to produce before anything is moved.
Letting anyone mix products
Bleach and acids, bleach and ammonia-based detergents, descaler and bleach. The EPA says never to mix chlorine bleach with other cleaners or ammonia detergents; the CDC lists the symptoms of chlorine gas exposure. One product at a time, windows open.
Treating recurring mould as a cleaning problem
If it keeps returning, the moisture source is unresolved. Tell the landlord or building manager, and keep the photos.
Leaving furniture in the way
A crew cannot clean beneath a bed that stays put. For a move-out, shift the furniture first. For a deep clean of an occupied home, agree who moves what.
Assuming “deep” includes AC and windows outside
Grilles and vents are often covered; coils and ducts are not. External glass above ground floor depends on the building. Ask.
Scheduling outdoor work in the restricted hours
From 15 June to 15 September, outdoor sun work is not allowed from 12:30 to 15:00. A midday terrace job in July is a booking that should not exist.
Paying in full before the walkthrough
Pay after the walkthrough with a method that leaves a record. ServiceMarket’s page says cards are charged after the service, which is a sensible model to look for.
Forgetting the small print on add-ons
Steam machines, grout machines, furniture moving and mould treatment are separately priced on at least some provider pages. Ask for a total with them and without.
Ten households, worked through
These scenarios apply the rest of the guide. They are composite situations, not case studies, and any numbers are the illustrative arithmetic from the cost section. Replace them with real quotes.
A new arrival with an empty studio
Rung four. Get utilities on, inspect and photograph, then book the clean before the furniture arrives. Ask for cleaner-hours; the AED 299 signal implies roughly a working day for one person. Add the kitchen and fan tasks you care about. Wider first-week order is in the home setup guide.
A tenant leaving a two-bedroom flat
Move furniture out first, book the clean for the day before the inspection, keep the invoice, and photograph the clean home with dates. Illustratively, 16 cleaner-hours at AED 40 with materials and VAT comes to AED 840. Do the walkthrough with the landlord present.
A family with a newborn
Rung three, with product list agreed in advance, ventilation during and after, and the baby out of the home until floors are dry. Avoid mixing products. Choose a daytime slot so that the home is ready by evening.
A villa with a garden and a dog
Rung three, plus exterior floors as a separate line. Send the inventory, agree where the dog will be, and plan terrace work for the early morning or the cooler months. Check who owns the tank and exterior glass.
A landlord between tenants
Rung four with photos for the next inspection. Budget the clean as a line in net yield, and compare quotes by cleaner-hours, not headline prices.
A home just renovated
Rung five. Ask about fine dust equipment, team size and multiple passes. Do not hire a routine hourly team for the job.
A household with an allergy to dust
Rung three twice a year, plus a kitchen and bathroom refresh in between. Fix any damp source first, because the EPA notes that dead mould can still cause allergic reactions. Ask your doctor what to avoid.
A beachside apartment
Salt and sand reach windows, tracks and balcony glass. Tell the provider and ask for a detail pass on the tracks. See the best beaches in Dubai guide if the beach is why you chose the area.
Three flatmates splitting a move-out clean
Agree the scope in writing before booking, split the invoice and keep copies. Whoever signs the contract is the one the landlord will look to for the deposit, so settle who pays whom first.
A resident leaving the country at short notice
Book the earliest slot, send photos, and ask the provider about same-week availability. Keep power and cooling on until the final inspection, and see the move-out utilities guide for the final bill.
The short version. Treat deep cleaning Dubai quotes as scope-and-hours purchases, not brand purchases. Name the rung of the ladder, send photos of the kitchen and bathrooms, ask for crew-hours, materials, VAT and exclusions in writing, and book around utilities, furniture and the inspection. Do the walkthrough with the scope sheet in hand, keep dated photos and the invoice, and raise problems inside 24 hours. A deep cleaning Dubai booking handled that way rarely becomes a dispute.
Deep cleaning Dubai FAQ
What is included in deep cleaning in Dubai?
There is no standard. The providers we read describe overlapping lists: kitchen appliances and cabinets, bathroom scrubbing and steaming, behind and under furniture, window frames, fans, vents, switches and mirrors. Grout, mould, polishing, upholstery and fumigation are usually add-ons. Because lists differ, ask for the scope in writing, including exclusions, team size, hours, materials and VAT. If a quote only says “deep clean”, assume the heavy tasks are not in the deep cleaning Dubai price until they are named.
How much does deep cleaning cost in Dubai?
We cannot give a verified market range. The only deep cleaning Dubai price we found on the pages we read was ServiceMarket’s “starting at AED 299 for a studio apartment” in October 2026. Other providers described scope without prices. A quote is crew-hours times a rate, plus materials and VAT, so ask for the hours. Our illustrative worksheet shows a studio near AED 420 and a four-bedroom villa near AED 1,890 on example inputs, which are not quotes.
How long does a deep clean take?
How long deep cleaning Dubai jobs take depends on the home and the build-up, and providers do not publish times. Our rough yardstick from the AED 299 studio price is about 7.5 to 8.8 cleaner-hours, which is a working day for one person or a morning for three. Larger homes multiply that. Ask for the number of cleaners and hours, and what happens if the job runs long. A plan that fits the whole job into two hours is probably a lighter scope than you want.
Is move-out cleaning the same as deep cleaning?
Usually it is the deep cleaning Dubai landlords expect at move-out: a deep clean of an empty home with a deadline. The labour is similar, but the sequence is stricter: furniture out first, clean the working day before the inspection, then walk through with the landlord. Your contract may say what the landlord expects, and the Land Department FAQ treats normal wear as the landlord’s concern, not yours. Ask the landlord what standard they require, in writing.
Do I need to be at home during a deep clean?
For deep cleaning Dubai bookings you do not need to supervise, but someone who can decide things should be reachable, and ideally present for the first hour and the final walkthrough. Valuables, documents and medicines should be put away. If you cannot be there, ask a trusted person to take the walkthrough with the scope sheet, and take dated photos before and after. Never leave an empty home to a crew with no handover.
Does a deep clean include the oven and fridge?
In deep cleaning Dubai scope lists the oven and fridge are often named, but not always. Dubai Housekeeping lists the inside of the fridge, oven and microwave; Justlife lists the appliances; ServiceMarket lists ovens and cabinet interiors. A heavily soiled oven can be treated as an add-on, so send a photo and ask for it by name. For the fridge, plan where the food goes while it is emptied, especially in summer.
Does deep cleaning include AC cleaning?
Grilles and vents are commonly wiped or vacuumed; ServiceMarket lists AC vents and Dubai Housekeeping lists reachable AC grilles. Cleaning coils, drain lines or ducts is a technical service with its own questions and is usually a separate booking. Our cleaning services guide treats it that way. Do not assume a deep clean covers it, and ask what exactly is meant by AC if it appears in a quote.
Can cleaners do the outside of the windows and balcony?
Balcony floors and furniture are often included, as ServiceMarket’s page shows. Exterior glass above ground level depends on the building: management usually decides who may do it and with what equipment. Never ask a cleaner to lean out of a high window. In summer, outdoor sun work is restricted from 12:30 to 15:00 between 15 June and 15 September, so schedule terrace jobs early or late.
What should I do before the cleaners arrive?
Before a deep cleaning Dubai crew arrives, confirm date, team and hours in writing. Make sure water, power and cooling are on. Arrange building access and parking. Put away valuables and documents, empty the fridge, clear surfaces and secure pets. Take dated before photos. Move furniture if the crew should reach the floor beneath. For a move-out, make sure the movers have gone before the crew arrives, and keep the scope sheet ready for the walkthrough.
How often should I deep clean my home?
For deep cleaning Dubai homes, Dubai Housekeeping suggests at least once every six months to a year, more often for high-traffic spaces. That is a provider’s recommendation, not a rule. Our reading: once a year for a lightly used home, twice a year for children, pets, heavy cooking or allergies, with a kitchen and bathroom refresh in between. Add one at move-in and one at move-out if you rent.
Will a deep clean help me get my deposit back?
Deep cleaning Dubai tenants book at move-out can help, but it is not a guarantee. The Land Department FAQ says repair costs come out of the deposit and that normal wear, such as scratches on tiles or marks from moving furniture, is not the tenant’s responsibility. A clean home with dated photos and an invoice is better evidence than a promise. Check your contract’s cleaning and handover clauses, and use the Rental Dispute Centre if negotiation fails.
Who do I complain to if a deep clean goes wrong?
Start with the provider, in writing, with photos, inside its stated window. If that fails, the UAE government’s consumer protection page lists the Ministry of Economy (moec.gov.ae or 800 1222), the Dubai Department of Economy and Tourism’s consumerrights.ae and ask.u.ae. We could not load consumerrights.ae today, so check the process yourself. For a deposit dispute with a landlord, the route is negotiation, then the Rental Dispute Centre.

About DubaiEveryday and this guide
DubaiEveryday.com is an independent editorial project that publishes practical, research-based guides to everyday life in Dubai: where to live, what things cost, how the rules work and how to get around. This page was written and edited by the DubaiEveryday editorial team. It is not signed by a named expert, doctor, lawyer or adviser, and we do not claim first-hand testing of a venue, clinic or service unless the page says so.
Each guide is built from official sources such as government and regulator pages, operator websites and established news outlets, cross-checked where we can. When we could not confirm something, we say so in the text, and examples that use made-up numbers are labelled as illustrations. Mentions are editorial choices, not paid placements, and a link is not an endorsement.
